Economic Impact Study
May 2023
The Glenwood South Neighborhood Collaborative (GSNC) recently commissioned an Economic Impact Study to quantify the economic impact of Glenwood South. Everybody knows that Glenwood South is a vibrant neighborhood and a great place to live, but what does this small community contribute to the local and national economy?
Here is a summary of the findings from the Economic Impact Report:
Glenwood South’s Total Annual Economic Impact:

$1.2 billion total economic impact– combined economic impacts of local resident and visitor expenditures.

$845 million retained benefits to the local economy – estimated benefits retained in the Wake County market.

$124.7 million in local Food and Beverage sales – over 3% of all Wake County F&B sales
-
18,500 jobs – resident and visitor related job benefits to Wake County’s full and part time employment.

$110 million indirect taxes – estimated indirect business tax impacts derived from resident and visitor expenditures

Johnson Street Railroad Mural in Glenwood South
A new mural on Johnson Street in Glenwood South by artist Gabriel Eng-Goetz represents the origins of the Smoky Hollow area and the vibrancy of the neighborhood.
This beautiful artwork is possible due to the donations by Downtown Raleigh Alliance, Google Fiber, Clancy & Theys Construction Company, Norfolk Southern Railroad, and Smoky Hollow.
Peace Raleigh Mural in Glenwood South
A new huge mural was added to the Peace Raleigh Apartment parking deck. The interpretative art, "Spill", was created by Artie Barksdale & Jay Coachman and inspired by Maya Freelon's original artwork.

Keeping Glenwood South Safe Community Meeting
The Glenwood South Neighborhood Collaborative is sponsoring a community meeting with Chief Estella Patterson of the Raleigh Police Department on May 18th at 6:30 pm in the Sage Room Level 2 located at 419 Glenwood Avenue. Chief Patterson and her team will talk about safety issues in Glenwood South. Topics will include recent crime statistics and actions taken by or proposed by RPD to maintain the safety of Glenwood South. Joining RPD in discussing safety issues will be representatives from the Office of Emergency Management and Special Events as well as other Raleigh City departments.
Residents of Glenwood South love many things about their neighborhood including walkability, easy access to downtown restaurants, bars, businesses and services, and a true sense of community. However, larger crowds on weekends along with the requested additional police presence have resulted in an increase in crime statistics. It is a balancing act to maintain vitality without sacrificing safety. To focus on safety issues, we will not be discussing noise complaints and amplified music permits at this meeting. Noise issues can be the subject of another meeting.
Glenwood South residents and businesses are encouraged to submit questions they would like answered or issues they would like to have covered in advance to gsncboard@gmail.com. This will allow the speakers to better prepare their responses to issues of concern. This will be a great opportunity for residents and businesses in Glenwood South to hear the latest information on safety issues in our neighborhood.

Glenwood Faire: A Taste of Glenwood South
GSNC is bringing back the popular Glenwood Faire: A Taste of Glenwood South. This event will take place on Sunday, April 24, 2022 from 11am until 2pm at Smoky Hollow located at 421 N. Harrington Street in Raleigh. Your ticket will provide samples of some of the best restaurants in Glenwood South. Beer and wine will be available for purchase. Devereux Meadow Park in Jeopardy
The City of Raleigh Parks, Recreation and Cultural Resources Department is currently working on a draft concept plan for Devereux Meadow Park. This proposed park would be located on 14 acres north of Peace Street between Capital Boulevard and N. West Street.
This land is currently covered by a city-owned, surface parking lot. It is situated at the gateway to downtown Raleigh along the southbound Capital Boulevard corridor. It would also be the closest available park and greenspace to the densely populated Glenwood South neighborhood. The park would also provide a vital transportation link between the downtown bike lanes that currently end at Peace Street and greenways leading to neighborhoods in North Raleigh, as well as greenway connections south of downtown. While there are ongoing concept studies, there have been no funds allocated for the construction of this park. Devereux Meadow Park was not included on the previous parks bond referendum in 2014 and is in grave danger of not being included on the next parks bond referendum unless we can get City Council support for including this park in this year’s bond. Given that Parks Bonds do not happen every election cycle, this means the park could remain unfunded for a number of years to come. With recent and upcoming rezoning requests likely to add density to Glenwood South, making this the densest urban area in Raleigh, there is needed support for creating the first greenspace and City Park in our neighborhood, as well as a new signature gateway to downtown Raleigh.
Please let your Raleigh City Council members know that you support funding for Devereux Meadow Park and want it included on the next Parks Bond Referendum. Dine Out Downtown - Glenwood South
DRA in collaboration with GSNC will be bringing expanded street dining to Glenwood South restaurants on Saturday November 7th from 11:00 am to 9:00 pm. Many restaurants will be providing food and beverage service with seating on Glenwood Avenue. These restaurants include, Sushi O Bistro and Sushi Bar, Anise Pho, Bigfoot Taphouse, La Santa Modern Mexican Food, Wonderland Tapas and Cocktails, Tin Roof, The Rockford, Plates Neighborhood Kitchen, Sushi Blues Cafe, and Hibernian Pub. Many other restaurants in Glenwood South will be providing service on their patios and indoors. There will also be street seating for carryout orders from neighborhood restaurants.
Glenwood Avenue will be closed to vehicular traffic between Jones Street and North Street starting at 9:00 am with dining beginning at 11:00 am. Street service will end at 9:00 pm. Alcohol will only be allowed in the delineated area adjacent to a restaurant while dining at that restaurant. To ensure seating, call ahead for reservations and remember to wear a mask, socially distance, and wash your hands.

GSNC is holding a community meeting with the new District D Raleigh City Council member, Stormie Forte. You can join this Zoom meeting here to learn more about her views on issues facing the city and ask her questions. There will be other representatives from the Raleigh Office of Emergency Management, Special Events & Hospitality as well as Raleigh Police Department to provide updates and answer questions. Turnbridge Equities has acquired the property at 400 and 410 Glenwood Avenue which includes the historic Pine State Creamery Building. They have proposed a zoning amendment to allow up to 40-story buildings at this site. The Glenwood South Neighborhood Collaborative is conducting a survey of its members so that the neighborhood’s views are fully represented before the Planning Commission and City Council concerning the proposal to allow up to 40-story buildings on 400 and 410 Glenwood Avenue in the Glenwood South district.
Please submit your survey responses no later than Friday, October 23rd in order to ensure your input can be included with the results presented to the Planning Commission and/or City Council at future Public Hearings.
Creamery Building Zoning Survey
Glenwood South Logo
The Glenwood South Neighborhood Collaborative (GSNC) in cooperation with the wonderful folks at Winnow Creative have created a new logo to use in branding and promoting Glenwood South. The block letters form the shape of a series of streets, which Glenwood South really is - it's not just Glenwood Ave. The direction denotes that people can explore and walk around the blocks that make up the district. The arrows on either end of the G and S signify the length of the district direction of north and south. The colors are vibrant to denote diversification and that "all are welcome". GSNC will be placing banners with this logo on existing flagpoles on the streetlights on the corners of Glenwood Avenue. We have also created decals with the logo to distribute to GSNC members. Businesses are asked to display the decal in windows of their retail shop or office.
GSNC will also be providing businesses with window signs with the logo and an appropriate message that the business is open again after the disruptions from the COVID-19 shut down. Look for these signs in businesses in Glenwood South as they reopen.
We encourage businesses to use the logo to promote Glenwood South in connection with any of their own promotions. We are seeking to promote a positive brand identity for the wonderful Glenwood South neighborhood in which we live and work. GSNC Statement
The Glenwood South Neighborhood Collaborative (GSNC) was organized to bring together residents and businesses to make the Glenwood South neighborhood a better place to live, work, and play. Recent events compel us to speak out on the issue of racial injustice.
We have been saddened and outraged by the senseless death of George Floyd and others. Our sincere hope is that this tragic loss will encourage people to reexamine their own beliefs and misconceptions. We hope that all people can take the necessary actions to heal our nation.
We have been pleased to see the residents and businesses in Glenwood South unite behind the banner #BlackLivesMatter. GSNC believes that people should be treated not only as equals, but also equitably. We hope that someday it will no longer be necessary for protests to focus our attention on the racial inequities in our community and our country. Until that day, we will continue with dialogue and actions to lead us to a more equitable society.
Most major religions share a common belief that you should treat others as you want them to treat you. We should all follow this guidance, not because religions tell us to, but because it is the right thing to do. As an organization, we pledge to treat all individuals and groups with equal respect. We will endeavor to eliminate all racial prejudice from our community. Moreover, we strongly encourage all residents and businesses in Glenwood South to join us in this pledge and to take positive actions to eliminate racial injustice now.

St. Saviour's Center
St. Saviour's Center activities have been limited since the beginning of the COVID-19 shut down. The Food Bank and The Diaper Train were suspended when the order to stay at home was released by the state of N.C. The Food Bank is still closed however The Diaper Train began curbside pickup on Tuesday, May 12. Curbside diaper pickup will continue on Tuesdays & Thursdays from 9:30-12:00 for now.
There is a continuing need for donations and volunteers. St. Saviour's Center's website has information on how you can help them.

Connecting Glenwood South
The Pedestrian Advisory Commission has recommended proceeding with a one-way pair of separated bicycle lanes on the inside of West & Harrington Streets. This proposal would provide Glenwood South with protected bicycle lanes all the way from the Warehouse District to Peace Street. For more information see the City of Raleigh's website.

Scarf Wrapped Trees at State Capitol
Glenwood South Neighborhood Collaborative (GSNC) members have knitted scarves to wrap a Community Holiday Tree as part of the State Capitol Tree Lighting Ceremony on Thursday, December 12 2019. GSNC board members will appear with Governor Roy Cooper to highlight the commitment to community based public art. In January, the scarves will be taken down, washed, and distributed to those in need.

Projection Art on Glenwood Avenue
A Premier Party was held at Southern Charred on Friday, November 8, 2019 to inaugurate the newest art project in Glenwood South. Projection video art is displayed nightly on the Gramercy Apartments; visible between the 400-600 blocks of Glenwood Avenue. Local artists are featured on First Fridays.

GSNC Zoning Survey
GSNC conducted a survey among its members to determine opinions about the Kane Realty proposed zoning amendment to allow a 40-story building at the corner of Peace and West Streets. The survey results showed that out of 258 respondents, 202 support the proposed amendment. These comments were provided as testimony at a Raleigh City Council meeting on July 2, 2019. September, 2019 - Raleigh City Council approved the rezoning request by Kane Realty to allow a 40 story building with conditions. The developers agreed to put affordable housing units in the building and a traffic study will be conducted.

Proposed Parking Plan
In the Spring of 2019, the city of Raleigh proposed changes to parking in downtown Raleigh, including Glenwood South. A neighborhood meeting was held on April 24, 2019, and we heard about the proposed changes. The city proposed the following changes:

increase rates on meters
-
add more meters in Glenwood South
-
extend meter hours until 8pm
GSNC submitted comments on the proposed changes and coordinated with parking officials. Further study was recommended and it was emphasized that further data needed to be gathered before changes were made. As a result, no new meters will be added in Glenwood South, rate increases will go into effect with the intent that the increased revenue will be used for street improvements and the metered hours will only be extended to 6pm.
